These Terms & Conditions govern use of the SEA Insight Partners website, forms, listings, advisory pages, and rental enquiry tools.

The website provides hospitality advisory information, market commentary, property and villa listing presentations, and enquiry tools. Investor Listings and Villa Rentals are display and facilitation pages only. SEA Insight Partners operates the platform but does not assume responsibility for the travel experience, property condition, owner performance, or the final buyer, renter, or guest experience.
Information displayed in listings, rentals, or submissions is provided by property owners, sellers, representatives, or service providers. SEA Insight Partners may review information where practical but does not guarantee that any public or submitted information, equipment, facilities, availability, pricing, extra charges, or descriptions are complete, current, or error-free.
SEA Insight Partners does not buy, resell, or provide listed properties, villas, stays, products, or services as principal. All purchases, rental payments, deposits, refunds, tax documents, or stay-related payments are made directly between the buyer, renter, or guest and the property owner or service provider. SEA Insight Partners may, at its discretion, facilitate documentation, communication, and online enquiry, booking, or payment processes, but such facilitation does not create liability beyond platform operation.
Confirmed villa bookings are the responsibility of the property owner. If overbooking or non-provision occurs, the owner must provide a solution promptly. SEA Insight Partners may issue guidelines and practical support. If no suitable alternative is offered, the guest may cancel at no cost and receive a refund of amounts paid to the owner or service provider, subject to booking terms. Where expressly agreed, SEA Insight Partners may assist in sourcing alternatives and coordinating approved price-difference support after the stay and upon receipt of the alternative property's invoice.
Submitting an enquiry does not guarantee access to confidential information, owner introductions, availability, final pricing, or transaction approval. Additional qualification, owner approval, and confidentiality requirements may apply.
By submitting a property, asset, or villa, the submitter confirms they are the owner, legal representative, or authorized party, and that the submitted information is accurate, lawfully obtained, and subject to confidential review.
Platform fees, rental platform fees, advisory fees, tax treatment, VAT, withholding tax, and payment timing depend on the product or service type and are governed by the relevant accepted form, written agreement, invoice, or engagement terms.
SEA Insight Partners is not responsible for losses arising from reliance on incomplete third-party information, market changes, owner decisions, buyer decisions, renter decisions, or unavailable inventory.
SEA Insight Partners complies with Thailand's Personal Data Protection Act B.E. 2562 (2019) (PDPA) and applicable consumer protection regulations. Data is processed only with consent, contractual necessity, legal obligation, or legitimate interest. Users may request access, correction, deletion, objection, or portability of their personal data. Data transferred outside Thailand will follow PDPA requirements and applicable safeguards. SEA Insight Partners provides transparent terms, fair cancellation policies, and clear communication channels in line with Thai consumer law.
